Portugal Golden Visa Residency by Investment
You make a qualifying investment in Portugal. In return, you become eligible for a renewable residence permit, one that lets you live, work, and travel across the Schengen Area. You don't have to relocate. You don't have to give up your existing passport.
After five years, you become eligible for permanent residency. Citizenship takes longer now: seven years for EU and CPLP nationals, ten years for everyone else, counted from when your first residence card is issued.

Eligibility
The eligibility bar is deliberately straightforward. To qualify, you need to:
- Be a non-EU, non-EEA, and non-Swiss national
- Be at least 18 years old
- Clean criminal record, both in Portugal and your home country
- Make a qualifying investment within Portugal
- Spend an average of 7 days per year in Portugal over the five-year period
- Valid health insurance covering Portugal and the wider EU

Eligible Dependents
The following family members can be included:
- Spouse or legally recognized partner, including same-sex partners and unmarried couples together for at least two years
- Children under 18
- Adult children; unmarried, financially dependent, and in full-time education
- Parents of the main applicant or their partner financially dependent or aged 65 and over

Portugal Golden Visa 2026 Timeline
Initial Residence Permit — Years 1 & 2
Valid for two years from approval. Minimum 14 days in Portugal required.
Renewal — Years 3 & 4
Renewed for a further two years. Investment must be maintained, biometric verification completed, and fresh criminal record certificate provided. Minimum stay: 14 days per 2-year renewal period.
Year 5
Apply for permanent residency, provided your investment and stay requirements have been met throughout.
Year 7 or 10 (depending on nationality)
Citizenship becomes available separately. EU and CPLP nationals qualify after 7 years; all other nationalities after 10 years. The clock runs from the date your first residence card was issued, not your application date.

What is the Portugal Golden Residence Permit Program?
It’s Portugal’s residency by investment scheme, officially called the Residence Permit for Investment Activity (ARI), launched in 2012. Non-EU, non-EEA, and non-Swiss nationals who make a qualifying investment receive a renewable residence permit, with the right to live, work, and study in Portugal, travel visa-free across all 29 Schengen countries, and eventually apply for permanent residency after five years or citizenship after 7 to 10 years.

What are the residence requirements for the Portugal Golden Visa?
An average of seven days a year: 14 days during your first two-year residence permit, then 14 days during each subsequent two-year renewal, totaling 35 days across the full five-year period.
What documents are required for the Portugal Golden Visa?
A valid passport, proof of your qualifying investment, a Portuguese NIF, a Portuguese bank account, health insurance, clean criminal record certificates from Portugal and your home country, and proof of the legal source of your funds. Foreign documents need translation into Portuguese and authentication via apostille.
Can I get Portuguese citizenship through the Golden Visa?
Yes, but the timeline changed under the 2026 Nationality Law. You’re eligible for permanent residency after five years, and for citizenship after seven years (EU and CPLP nationals) or ten years (all other nationalities), counted from when your first residence card was issued. You’ll also need an A2 Portuguese certificate, a new civic and cultural knowledge test, a clean criminal record, and a demonstrable connection to Portugal. Dual citizenship is permitted.
