The program is open to most nationalities. Basic requirements:
- Minimum age 18
- Clean criminal record — checked in both country of citizenship and country of residence
- Legal entry into Türkiye for the residence permit stage
- Must hold investment for a minimum of 3 years

How much does Turkiye citizenship by investment cost in total?
The real estate route starts at USD 400,000. On top of that, factor in title deed transfer tax (4%), VAT (typically 1%–20% depending on the property), notary and translation fees, and citizenship application fees. Can Indians and Pakistanis apply for Turkish citizenship?
Yes. The program is open to most nationalities, including Indian and Pakistani nationals. Applications from restricted nationalities (Armenia, Cuba, Nigeria, North Korea, Syria) are not accepted. Everyone else goes through the standard process.
Is it hard to get Turkish citizenship through investment?
Not if your documents are in order and your investment qualifies. The process is structured: eight steps, six to eight months, and two visits to Türkiye for biometrics. The main reasons applications face delays are incomplete documentation or issues with source of funds verification.
Do you get citizenship if you buy property in Turkey?
Yes, provided the property meets the qualifying criteria. It must be worth at least USD 400,000, purchased from a Turkish national or company, not previously used for a CBI application, and held for a minimum of three years. A Capital Markets Board valuation report is required.
Can I include my family in the application?
Spouse and children under 18 can be included under the same application at no additional investment cost. Adult children over 18 and parents cannot be included — they would need to apply separately for a Turkish residence permit.
Do I need to live in Türkiye?
No. There is no residency obligation before or after citizenship is granted. One visit is required for biometrics and residence permit submission. As of February 2026, this can now be completed in a single day under the new priority procedure in Istanbul.
What is the US E-2 Visa connection?
Türkiye has a bilateral investment treaty with the United States. Turkish citizens can apply for the E-2 Investor Visa, allowing them to establish and run a business in the US and reside there with their immediate family. This is one of the more strategically valuable features of the Turkish passport.
Are there any tax implications?
Türkiye has double taxation agreements with 82 countries, including India, Pakistan, and China, which helps manage cross-border tax exposure. Professional tax advice is recommended for your specific situation.
What happens to my property after 3 years?
You can sell it after the three-year holding period. This requirement is part of the citizenship program, and once completed, the property is fully yours to keep, rent, or sell. Many investors also choose to retain it for rental income or long-term appreciation.
How does the bank deposit route work?
You deposit USD 500,000 in a Turkish bank for a minimum of three years. The Banking Regulation and Supervision Agency confirms the deposit for citizenship purposes. After three years, the full amount is returned. It is a simpler route for those who prefer liquidity over property ownership.
